For those who need to adhere to a budget when updating the home and prepare for the sale, there are many tricks to attract the buyer's offer to your home. The first 30 seconds after the buyers drive up may make the difference between obtaining the offer or not. The old saying: "curb appeal",  really is important. Remove all clutter from the porch, and yard. A new mail box. A colourful planter creates a personal invitation into the home through a freshly painted door.

The next 15 seconds are also crucial in attracting the buyer to submit their offer on your home. You are selling a perception of a life style and a dream. Once the buyer has entered your home, cleanliness becomes the key factor. Clean, spotless uncluttered homes sell first and fast. You want the house to feel open. Warm neutral walls. Paint is cost effective and encourages the buyer to submit their offer. Touch up scuffed railings, staircases and baseboards. Ensure windows are spotless and steam clean all carpets.

Limit those family pictures. Pack away trinkets and treasures ready for your move. Remove overpowering furniture. Fewer pieces placed strategically in the room is best, making the whole space feel bigger. Less to do on moving day.

The kitchen and bath rooms are often a deciding factor on the sale. Clean sparkling appliances and counter tops completely clear, giving the impression of more space.
